|Recommended: NoAll the money that we as residents pay around here we are forced to look at disgusting soiled and horrible hallways that smell of rubbish and pet odors. This carpet has been in this condition for months. UNACCEPTABLE

Our service team has resumed their recurring schedule of steam cleaning the corridors and should have made it around to your floor level recently. We will have them perform a second conditioning in the coming week(s). Additionally, we typically send a friendly etiquette email to all residents that shares reminders on best practices to be mindful of when navigating through our community, common areas, and amenities. We will ensure a follow-up reminder notice is sent. |Recommended: NoIn Texas there is a law and belief that all people should be secure in their person and their property. Modera Waugh is not the place to live if you believe in that law. 3 months ago I had my car stolen from this property in which management disregarded me but, TODAY my 2nd remaining car was broke into and damaged as they took everything out of it. Concierge found my car broken into at 10am and didn’t notify me until I came down at 1pm. So for a second time my property with in 3 months has been taken and no one notifies. NOT PROFESSIONAL. Both incidents happen and they say they cant get camera footage and could not work cameras to retrieve evidence from their multiple cameras. There is a live in HPD officer who never contacted men on my car being stolen or to run my plate to notify of both thefts. This place is not safe for your personal items because there is no security just random people who work in hospitality. I think we all work to hard to come home and get it all taken away.

|Recommended: NoWater is cold — I’ve reported issues with the water through the apartment for months. It’s cold. I cant take a hot shower or wash dishes properly. I know other neighbors have also reported an issue.
There is also a sewage smell in the hallway that won’t go away.

However, the maintenance team does not respond and in the slim chance they do respond, the information is incorrect. My strong recommendation is to hire a knowledge staff that is resident friendly and available

|Recommended: NoLazy Lazy Lazy — Starting with the positives Location, pet friendliness, building are great.
Trash and recycling have been sort of dealt with, but the containers are still too few and too small for this large property.
However... HUGE disappointment with MANAGEMENT and MAINTENANCE teams. Building is pretty much running itself slowly into the ground , because no one in the management team leasing office or maintenance give a S . AI could do their job better, I swear. We have to pretty much remind them multiple times to do this, do that because it bothers us. Thus ZERO initiative. Management and management teams leasing office seem completely absent and it seems that all they do is collect checks. Maintenance is uncapable of accurately updating ticket status and they close them without fixing anything. Supposedly there is a manager on the grounds now... however there is dog piss stains everywhere by the front entrance, there is a total lack of landscaping and maintaining the grounds, dead grass out front and plants on the roof top that no one bothers to water. We get 1000 emails about power washing and carpet cleaning - i get it its been more than a month since they announced it like its some kind of extraordinary event - just do it already Cleaning crew, and concierge Rosy and the guy that works nights idk his name are the ONLY ones who are super nice and care about residents, but from what i hear management doesn't even give a crap abt them. I'm sick of telling MANAGEMENT how to do their job of maintaining a property and being proactive
The good stuff about this property is slowly being offset by the lackadaisical management and maintenance teams. Shape up and do your damn jobs right
